Terms and Conditions

1. Definitions

  • Dragobuzz, Lda: The company providing the rental property.
  • Guests: Individuals or entities renting the property.
  • Holiday Apartment: The rented accommodation as described in the agreement.

2. Booking and Reservation

  • Reservation Confirmation: Reservations are confirmed upon receipt of a deposit or full payment.
  • Payment Terms: A partial payment of 20% is due at the time of booking. Payments can be made via bank transfer, credit card, or other methods specified during booking. A late payment fee of 5% may apply if the final balance is not paid within the specified timeframe.
  • Cancellation Policy:
    • Cancellations made 10 days before check-in receive a full refund.
    • Cancellations made within 9 days of check-in result in forfeiture of the deposit (20%).
    • In case of cancellation due to circumstances beyond our control (e.g., natural disasters, utility outages), all payments made will be promptly refunded. Our liability for such cancellations is limited to the amount paid to us by the guest.

3. Rental Terms

  • Check-in/Check-out:
    • Check-in time: 3 PM
    • Check-out time: 11 AM
  • Occupancy:
    • Studio apartments: Maximum 3 persons.
    • 1-bedroom apartments: Maximum 4 persons.
    • 2-bedroom apartments: Maximum 6 persons.
    • Additional guests beyond these limits may incur extra charges or result in the cancellation of the reservation without refund.
  • Use of Property:
    • The property is for residential use only. No commercial activities, parties, or illegal substances are permitted.
  • Pets: Pets are not allowed on the premises.

4. Security Deposit

  • Payment Method: A security deposit is required upon arrival. The amount is as follows:
    • Studio apartments: 10%-15% of the booking amount.
    • 1-bedroom apartments: 15%-20% of the booking amount.
    • 2-bedroom apartments: 20%-25% of the booking amount.
      Guests may pay this amount via cash, card payment, or bank transfer.
  • Refund Policy:
    • The security deposit will be refunded within 30 days after check-out, pending an inspection of the property for damages or excessive cleaning needs.
    • In the event of disputes over damages, photographic evidence will be provided, and the matter will be resolved amicably.

5. House Rules

  • Smoking and Noise:
    • Smoking is strictly prohibited inside the property.
    • Noise levels must be kept to a minimum, especially between 10 PM and 8 AM, to respect the community.
  • Parking: Free parking is available around the condominium.
  • Damages and Inventory:
    • Guests are responsible for any theft, breakage, or damage caused by them, their pets, or their party. All damages must be reported promptly, especially before check-out.
    • The accommodation will be inspected after the stay, and additional charges may apply for any loss, damage, or extra cleaning required.
    • Guests must ensure that doors and windows are locked when leaving the property unoccupied.
    • All inventory must remain in the property and cannot be taken to another property.
  • Barbecue Use: Designated barbecue utensils must be used, and the barbecue area must be cleaned after use.

6. Maintenance and Repairs

  • Responsibilities:
    • The property owner ensures that the apartment is well-maintained. Any problem or complaint must be reported immediately to allow for resolution.
    • The owner reserves the right to enter the property for repairs or maintenance after providing prior notification.

7. Utilities and Services

  • Additional Cleaning Charges: The owner reserves the right to charge additional fees for cleaning if the property is left in an unacceptable condition after the stay.

8. Liability and Insurance

  • Liability Disclaimer:
    • The property owner is not liable for any injuries, accidents, or losses incurred by guests during their stay.
    • The owner shall not be held responsible for events beyond their control, such as natural disasters, utility outages, or construction noise in the surrounding area.

9. Governing Law and Privacy

  • Governing Law: These terms and conditions are governed by the laws of Portugal. Any disputes will be resolved exclusively in Portuguese courts.
  • Privacy Policy: Guests’ personal information will be used solely for reservation purposes and will not be shared with third parties, except as required by law.
